Simple Refinance Process Available
While refinancing can seem like a daunting process, some SMSF refinances can be completed using a "simple refinance" process.
Approvals for a simple refinance can be granted by providing evidence of previous legal advice obtained for your existing loan, regular supporting documents such as ID and trust deeds, plus a loan statement for the last 12 months that shows you are refinancing to a lower rate and repayment.

Common SMSF Home Loan Refinance Questions
Q. Is it expensive?
A. No - fee waivers and discounted rates are offered by many SMSF lenders for those looking to refinance. Usually any remaining fees can be incorporated into the loan amount.
Q. Can I or the Self Managed Superannuation Fund obtain cash-out?
A. No. All refinances are dollar-for-dollar refinances, but costs can be covered in the loan amount. Surplus funds are deposited back into the loan account.
Q. The paperwork was complicated last time. Do we have to go through that again?
A. When you refinance, simply providing copies of the previous documents is usually good enough for the new lender. If you obtained legal advice last time, providing evidence of this will also often eliminate the need to obtain legal advice again.
Q. How long does the process take?
A. It usually only takes a few days for the application to be assessed and a valuation completed by the new lender before documents are issued - often electronically. It is not unusual for the new lender to be ready to settle before the old lender has prepared the discharge!
Q. Should we just call our existing SMSF lender and ask for a better rate?
A. Absolutely, in fact it is recommended you do so - however only lenders who still write SMSF loans will provide a discount.
Q. What do you charge for your services?
A. There is no charge for our services provided the refinance is over $150,000 in utilised funds. Amounts lower than this will incur a $990 fee inclusive of GST payable upon application.
