Investment in job-creating enterprises is the key to our future prosperity on the Central Coast.

While looking at the 2021 age structure data for the Central Coast Council area compared to Greater Sydney, I noticed something interesting: there’s a clear lack of younger people on the Central Coast in almost every age bracket. For example, in 2021, the 0-4 and 5-9 age groups here were 5.6% and 6.1% of the population, while in Greater Sydney, they were 6.0% and 6.3%. This gap widens for the 20-24 and 25-29 brackets. The Central Coast has 5.3% and 5.4%, compared to Sydney’s 6.6% and 7.5%. Older age groups, like 65-69 (6.0% vs. 4.5%) and 75-79 (4.4% vs. 2.8%), are much more represented.

Younger people are likely heading to Greater Sydney for opportunities we just don’t have on the Central Coast.

Sydney’s a huge hub with more universities and a bigger job market—think tech, finance, and media—which really draws people in their 20s and 30s. The Central Coast lacks the infrastructure and career options to keep young adults around. We need to change this.

A potential upside of this older age profile is the concentration of capital that older generations tend to accumulate. We need to encourage investment of this precious capital into our housing construction market.

The Australian Bureau of Statistics has released interesting new population results for the Central Coast. Since 2006, our population has grown by 48,883 over the last 19 years, which is an average of 2,572 people per year.
 
With 2.49 people per residential dwelling on the Central Coast, this average annual population growth rate would require around 1,033 new dwellings each year, or approximately 20 per week.

One of the best sets of data for monitoring the health of a property market, especially on the Central Coast, is the Rental Vacancy Rate. Investors use this information to gauge the current supply and demand position and predict the future direction of rental yields. This terrific chart shows the history of the Central Coast Vacancy rate since 2005. 
 
The current rental property vacancy rate is around 1%, based on an estimated 37,500 rental properties. A low vacancy rate indicates that rents are more likely to increase as demand appears to exceed supply. 
 
As you can see, the current Central Coast vacancy rate is historically low. Is this scarcity driving up our rents? I will answer that question with more data tomorrow, but I can confirm that my current experience as a mortgage broker on the Central Coast is that we are seeing an increase in renters seeking to buy their own homes and investors looking to purchase cash-flow-positive properties. Both of these trends indicate that rents are on the rise.
